Nexus at DIA is located in Commerce City on the front doorstep of Denver International Airport, between two large master planned residential communities, Reunion and Green Valley Ranch. A number of high capacity highway systems and major rail lines run through Commerce City, which are a main driver behind the City’s robust and innovative economy. There are currently 15, 40+ acre designated employment centers and large mixed-use development sites, some of which exceed 800 acres of planned development.

“Finished” and Future Development Lots
The available commercial sites at Nexus at DIA include both “ready to build” sites and sites currently being finished and completed for delivery in 2023. Water, sewer, gas, and power are generally provided by the Nexus at DIA or DIA Tech Center to or adjacent to each parcel. Most storm water detention is handled off-site at Nexus at DIA facilities, so the building area on each lot is maximized.
Each new landowner is responsible for all on-site development from the back of the curb adjacent to their lot. All lots in Nexus at DIA are developed under the Nexus at DIA Design guidelines and covenants, ensuring only quality developments.
